Modify terms or make a change to a confirmed reservation

These steps only apply to direct bookings, or bookings that came from HomeAway/Vrbo. Any reservations that came from other integrated channels need to occur by contacting the channels directly. See our help center article on changing reservations that were booked on non-Vrbo channels.
What makes a reservation confirmed is that the traveler and the Property Manager have agreed to terms. This usually occurs once a renter checks out online, or agrees to a quote that a PM sent.
The reservation terms are the core, binding components of a reservation. They are what the renter and the Property Manager agreed to & include agreements around dates, number of guests, payment schedules, price, and more.
Change Reservation Terms
To start a change to the terms, head to the reservation and select Modify Terms from the Actions drop-down. Reservation terms are always defined by a quote, so you'll be prompted to make a change to a quote.
If the reservation changes are slight, we recommend clicking the drop-down menu and selecting the Build New Terms by Copying an Existing Quote option to transfer all of the original information into the new terms. If you want to completely overhaul the terms of the stay, you can Build New Terms.
The following three options are fairly straightforward & allow you full customization of all elements presented in the quote builder. Review what to expect in setting the reservation terms.
What's important to note is that if a guest already paid for part or all of the reservation, the new terms will show the new total amount, but only charge the guest what's remaining or what they would be owed as a refund.
