Once a listing is added, taxes and fees need to be adjusted to fit Airbnb’s pricing requirements.
Syncing Taxes
NOTE:
- Airbnb automatically collects and remits taxes in some locations and for some municipalities.
- In certain cases, Airbnb collects only some taxes, e.g. Airbnb collects local, but not state tax.
- If Airbnb is collecting any taxes automatically in the listing’s region, taxes MUST be unsynced in MyVR to avoid overcharging.

- Additionally, the specific policy per listing can be found in your Airbnb listing details, under the Local taxes and laws tab.
To update tax syncing for Airbnb listings
Step 1: Navigate to Channels > Full Integration > Airbnb
Step 2: Under Listings, click the specific property
Step 4: Click Settings > Rates & Fees
Step 5: Scroll down to Fee Syncing
Step 6: Toggle Sync to “No” for taxes that are collected by Airbnb. Keep Sync as “Yes” for taxes that are not collected by Airbnb.
Another example: if Airbnb collects and remits a county tax of 5% and a city tax of 2% but does not collect and remit the state tax of 11%, Fee Syncing is as follows:

Syncing Fees
NOTE:
- When renters book on Airbnb, a quote for their stay is generated by Airbnb, not MyVR.
- Airbnb's fee structure is much more rigid than MyVR's. Not all MyVR fees can be translated into Airbnb fees.
Airbnb syncs with the following type of fees:
- Single flat amount per stay
- Included by default
- Not optional
- Not refundable (with the exception of security deposit)
NOTE:
- The only itemized fees that will appear on an Airbnb quote are Cleaning fee and Refundable Security Deposit.
- Other default fees: Other flat rate and percentage default fees (including taxes) are “baked in” to the nightly rate before being sent to Airbnb.
- Optional fees: Fees that are set up as Optional are NOT included in the per night rate. Optional fees (e.g. pet, pool warming) need to be added as a one-off charge in Airbnb to the reservation. See Airbnb article for more details
To update fee syncing for Airbnb listings
Step 1: Navigate to Channels > Full Integration > Airbnb
Step 2: Under Listings, click the specific property
Step 4: Click Settings > Rates & Fees
Step 5: Scroll down to Fee Syncing to view which fees are automatically synced or not with Airbnb
NOTE: there is no option to change the syncing. ONLY taxes can selectively be synced Yes/No with Airbnb.
Using the above screenshot as an example, here’s a breakdown of why each item is synced or not, based on the property’s fee setting details. For more information, see Help article about adding fees to a property.

Refundable Security Deposit: YES

NOTE: In summary, default taxes and fees that are not itemized in Airbnb will be baked into the nightly rate. The MyVR quote will still show taxes and fees as separate line items.
